Preventing Ice Dams on Your Commercial Property

Are your properties protected against ice dams? According to the University of Minnesota Extension Service, “an ice dam is a ridge of ice that forms at the edge of a roof and prevents melting snow (water) from draining off the roof. The water that backs up behind the dam can leak into a home and cause damage to walls, ceilings, insulation, and other areas.” Ice dams form on your roof due to the poor insulation and temperature control on your property. To prevent ice dams from forming and damaging your building, we put together a few tips that will keep your commercial property safe from harm.

  • Insulate your roof. Ice dams can form from the heat of your home entering your attic, raising the temperature. This warm air melts the snow on your roof. The snow water then refreezes, collecting along the soffit. This process of melting and refreezing can create a large dam.
  • Attic air leak. A damaged attic floor may cause warm air to rise from the home exterior. Warm air may also bypass ducts or vents that run through your attic. To ensure your attic is air-tight, you should seal all large holes and cracks.
  • Have your home inspected. Do you notice ice dams forming on your commercial property? Hire an inspector early in the season. You don’t want to let ice dam problems progress. The pooling water caused by the dam could create serious mold problems and severe water damage to your attic/roof.
