Better communicate tenant needs. Every landlord, property manager, and tenant needs to be able to communicate efficiently with one another. Do you have a system in place that makes it easy for tenants to contact the appropriate representative? How frequently do landlords and property managers touch base with one another? Setting clear expectations and creating a clean operation makes your business run more effectively and should leave you with more satisfied tenants.
Strategize list of services provided to tenants. Take a look at each tenants’ individual needs, looking for patterns or recurring issues. Use this information to provide excellent attention to each tenant. You can change your overall services to better fit organizational needs, and you can customize services for individual tenants (eg. earlier snow removal for businesses whose customers arrive before the work day, checking regularly on accessibility at locations where the clientele tend to have specific physical limitations).
Meet in person. For many people, a face-to-face meeting is more productive than phone or email conversations. All parties see one another as more human, and underlying issues may come up in passing. Commit to checking in with tenants in person, whether it’s to collect rent or just to say hi. You might be surprised what you’ll find out.
