Customize the lease:
Though it’s easy to copy and paste a lease template you find online, be sure to take the time to customize it. Work in clauses that are important to both you and the tenant. It will make communication easier, and you’ll look more professional.

Make repairs:
Making repairs throughout the lease will not only make the tenant happy, but it will also keep you from taking on a pile of big projects all at once.

Practice open communication:
Educate the tenants on rules of the property as well as the property’s ticks (eg. the living room gets toasty in the afternoon, so consider a standing fan in the summer months). Listen to their concerns about the property and respond to them; it’s an easy tool to get great reviews. Be proactive and clear in communication rather than waiting for a complaint or a late rent check.

Consider providing “perks” to long-term tenants:
Keep your favorite tenants happy and satisfied with free carpet cleaning, discounted first month’s rent each year, or other deals.

Provide pre-addressed envelopes for rent checks.

Hire a property manager:
If you own multiple properties or live some distance from the property, a property manager can help you can reduce your stress and be more attentive to your clients.
